DS Properties has announced plans to refurbish 600 Aztec West, bringing 12,587 square feet of Category A office space to the North Bristol market. The scheme strips out a vacant building’s existing occupier fit-out and adds to the supply of refurbished space on the Aztec West business park.
DS Properties is the trading name of David Samuel Properties Limited, a private company registered in Prestwich, Manchester, which was incorporated in 2015 and is majority owned by David Samuel Holdings Limited. The company manages real estate and owns 600 Aztec West, which is now vacant.
Lambert Smith Hampton and Alder King have been appointed joint letting agents ahead of the works. The refurbishment will remove the existing occupier fit-out and improve the reception area, and the landlord is considering letting the building as a whole or floor by floor.
The building is a self-contained two-storey, steel-frame office with 67 car parking spaces and EV charging, which was last refurbished in 2018. It is being marketed at a quoting rent of £23 per square foot, the same level recorded when the building was let in early 2019.
Aztec West is a 158-acre business park with around 2.1 million square feet of mainly office accommodation, and is regarded as one of the highest profile business parks in the South West.
The structural driver is a strip-out and refit of a vacated building to Category A standard, offered whole or floor by floor to widen the pool of potential occupiers.
“This is an excellent opportunity to bring a refreshed office offering to the market. The proposed refurbishment will significantly enhance the accommodation, creating high-quality space that can accommodate a range of occupier requirements,” said Roxine Foster, director at Lambert Smith Hampton.
“We are pleased to be moving forward with plans for 600 Aztec West. Our focus is on investing in the building to create an attractive, high-quality working environment that meets the needs of today’s office occupiers,” said Michael Hoch of DS Properties.
For the sector, 600 Aztec West shows landlords on out-of-town business parks refitting vacated offices to a flexible Category A standard rather than waiting for a tenant-led fit-out.
