COADY Architects and Flynn win Fit Out Project of the Year – Large Office over €7.5 million at the Fit Out Awards

Commended for innovation during 2025, COADY Architects and Flynn secured the Fit Out Project of the Year – Large Office over €7.5 million award at the Fit Out Awards 2025 for the CAB Project, a large-scale office fit out that set a new benchmark for sustainability, design ambition, and execution excellence.

The project impressed judges with its ability to balance environmental performance and premium workplace design, delivering a LEED Platinum-certified office at significant scale. Sustainability was embedded throughout the scheme, demonstrating how low-carbon design principles can coexist with high-quality finishes, user comfort, and architectural presence without compromise.

Drawing inspiration from Ireland’s architectural heritage, the design references fortified structures, reinterpreted through a contemporary lens. Influences from the nearby Grange Castle and the functional resilience of data centres informed a workplace concept centred on protection, connection, and inclusivity, creating a nurturing environment for a diverse workforce while maintaining a strong visual identity.

“This entry didn’t just impress, it set the bar,” the panel noted. “By delivering a LEED Platinum workspace at this scale and weaving Irish heritage into a modern, low-carbon design, the team proved that world-class sustainability can be bold, beautiful, and deeply rooted in cultural pride.”

The recognition highlights the evolving standards across the Fit Out Awards, where large office projects are increasingly judged on their ability to integrate sustainability. The CAB Project demonstrates how thoughtful collaboration between architect and contractor can deliver workplaces that are both environmentally responsible and architecturally distinctive.
