Archer Property Partners invests in Solara Medical Center fit out

Archer Property Partners, headquartered in Newport Beach, California, has acquired a majority stake in a 33,772 sq ft medical office complex at 2095 W. Vista Way, Vista, for $4.45m (€3.83m). The property, formerly a 21-unit medical office condominium developed in 1982, will be rebranded as Solara Medical Center.

The acquisition positions the asset directly adjacent to Tri-City Medical Center, which will be operated by Sharp HealthCare from mid-2026. Archer anticipates this proximity will drive strong demand for modernised medical office space in North County, California.

A $2.5m (€2.15m) capital improvement programme is planned, covering a redesigned exterior façade, upgraded lobby and corridors, new building systems, ADA compliance enhancements, roofing, signage, landscaping, and parking improvements. Flexible units will range from 1,300 to 28,000 sq ft, with a 5:1,000 parking ratio and visibility along Highway 78.

The refurbishment will enable physicians and medical groups to control future operational costs while benefiting from ownership advantages over leasing. Archer emphasises practical, high-quality design to enhance accessibility, functionality, and long-term asset value.

Ryan Foley and Myles Martinez from Colliers International have been appointed as exclusive brokers to market individual units for sale. The offering targets physicians, specialists, and private practice groups seeking premium medical office locations near a major regional hospital. Early interest indicates strong demand.

This transaction marks Archer’s third medical office acquisition in 60 days, with three additional healthcare properties under contract. The firm continues to focus on repositioning well-located but underinvested medical assets in high-demand healthcare submarkets, leveraging demographic trends, hospital partnerships, and limited supply of quality space.
