Zoe Willis Design expands into Dublin market with investor-focused Design Intelligence Report advisory service

England-based interior design practice Zoe Willis Design is expanding into Dublin, targeting high-end residential and boutique hospitality projects whilst introducing a new advisory product aimed at property investors and buyers, Irish Real Estate reported.

Zoe Willis, founder of Zoe Willis Design, will relocate part of her practice to Dublin this summer, marking a strategic move into the Irish market. The studio, which operates across the UK and Europe, has built a reputation for high-value residential and commercial interiors and is now positioning itself within Ireland's premium property segment.

The expansion reflects both growing international interest in Irish real estate and an increasing emphasis on design-led value creation within investment decisions. From its Dublin base, the practice will focus on period homes, apartments and second residences, alongside boutique hospitality projects, a sector identified as offering strong opportunity in Ireland.

Alongside traditional design services, the firm has launched a Design Intelligence Report, aimed at bridging what it describes as a critical gap between structural surveys and investment decision-making. The product provides pre-purchase analysis of a property's layout, renovation potential, cost profile and associated risks, offering investors a clearer assessment of viability before acquisition.

The report includes spatial analysis, renovation frameworks and budget ranges, as well as a defined design verdict on whether a property aligns with the purchaser's objectives. It also identifies planning and structural risks prior to exchange, positioning the service as a due diligence tool rather than a design concept exercise.

Pricing is set at approximately €1,000 for properties under €2.4 million, rising to €1,450 for higher-value assets, with turnaround times of two to three working days.
