Ireland-based Starstone Property Group has secured planning approval from Cork City Council to build a €50 million, 180-bedroom Ruby Hotel at the junction of Lower Oliver Plunkett Street and Connell Street in Cork city centre, the Irish Examiner reported.
Construction work is due to begin in the third quarter of 2026 on the 0.07-hectare site to the rear of the former Eircom building, number five Lapp's Quay. The five- to 10-storey hotel will be run by the Ruby Hotel Group, a Munich-based hospitality company and hotel brand acquired last year by the InterContinental Hotels Group.
Patrick McDermott, Starstone group director, said the new hotel marks a significant investment in Cork's hospitality sector. "We're thrilled to bring this project to life and play a role in enhancing Cork's vibrant tourism and business scene," McDermott said. "We've agreed heads of terms with Ruby Hotel Group, who will lease the building upon completion."
McDermott described Ruby Hotels as a leading European brand known for its lean luxury concept, and added that construction is scheduled to begin this summer. The new hotel will include a fully equipped gym and contemporary dining space.
Headquartered in County Meath, Starstone is actively expanding its hospitality portfolio, with work set to start this summer on an aparthotel in Ashbourne, County Meath. McDermott recently acquired Loftus Hall on Hook Head, which will be transformed into Ireland's first agri-based hotel and estate.
The group's Cork project will involve the demolition of a vacant, two-storey commercial building, in an area described by planners as underutilised. The site adjoins seven-storey number five Lapp's Quay which is directly across the river from City Hall.
