St Stephen’s Green shopping centre plans major fitout to host 3,000 office workers

Dublin-based property operator Lanthorn, through DTDL Ltd, has lodged revised plans with Dublin City Council for a €100 million revamp of St Stephen’s Green Shopping Centre (SGSC).

The project includes extensive interior fit-out works, reconfiguring retail and office spaces.

Founding Director at O’Donnell and Tuomey architects, John Tuomey, told the council the scheme is “an exemplar standard of urban design”. The redevelopment will see the removal of the existing glass dome and the creation of a contemporary design integrated with historic context.

The plan accommodates 3,000 office workers while expanding the retail footprint to 19,001 sq/m across basement, ground, and first floors. It also introduces cafés, bars, a two-screen cinema, a townhall, and an art exhibition space.

Consultancy Bannon notes that DTDL Limited “have plans to rejuvenate the centre to curate a retail offer that is more appropriately aligned with the Grafton Street retail core and to enhance the overall retail offer”.

Neil Bannon highlights that despite its prime location, "SGSC's current retail function is poor". Reconfigurations aim to optimise medium-sized units, which are in demand by higher-order retailers, enhancing footfall and retail performance.

Planning adviser John Spain stated the centre “is currently underperforming in its retail function” and added that the redevelopment “represents a significant rejuvenation and partial redevelopment of a key site at the gateway to Dublin’s south retail core”.

He further noted the project “will provide for a qualitative improvement in the retail offering at the existing shopping centre, while also adding a significant increase in employment opportunity in the form of office uses”.

A decision from Dublin City Council on the application is expected in February 2026.
