JLL Thailand delivers 26,000 sq m Agoda office campus across seven floors at One Bangkok

Property advisory firm JLL Thailand has completed the delivery of a 26,000 sq m office campus for Singapore-headquartered travel platform Agoda at One Bangkok, bringing together work areas, collaboration zones and staff amenities across seven floors in one of the largest office project management mandates undertaken by JLL's Thailand business in recent years.

CFO Tech Asia reports that the project was completed over 18 months and required coordination across two contractors and multiple stakeholders before the campus became fully operational. The fit-out represents a significant workplace investment by Agoda, which employs more than 7,000 staff across 27 markets and is part of US-headquartered Booking Holdings.

The campus includes visually impaired massage service zones, activity spaces for pilates, yoga and fitness, barista-equipped social pantries and dedicated mother's rooms, reflecting an office design model oriented around employee wellbeing and hybrid working flexibility rather than conventional desk-to-headcount ratios.

"This new office reflects how Agoda's workplace strategy has evolved alongside the needs of our employees and the way they collaborate and work together," said Javier Gomez, Director of Real Estate and Workplace Services at Agoda. "The focus was on creating an environment that truly reflects Agoda's culture and values, supports productivity and employee wellbeing, and remains practical and functional for day-to-day activities."

JLL's Workforce Preference Barometer, drawn from a survey of 8,700 employees globally, found that 66 per cent of office workers now operate under structured hybrid policies and 72 per cent view those arrangements positively when workplaces are well designed. Work-life balance has become the top priority for 65 per cent of employees surveyed, a shift that is reshaping occupier briefs across the Asia-Pacific market.

"Workplace strategy is increasingly linked to how organisations attract and retain talent," said Krit Pimhataivoot, Country Head and Head of Capital Markets at JLL Thailand. "This project for Agoda responds directly to that shift, demonstrating how disciplined execution translates workforce expectations into environments that genuinely support people and productivity."

The fit-out incorporated a series of environmental measures, including LED lighting with intelligent sensors, water-efficient fixtures and materials containing recycled wood and coffee grounds. Approximately 95 per cent of furniture was sourced from within 800 kilometres of the site to reduce transport-related impact, and Renewable Energy Certificates were used to offset the facility's electricity consumption.
