Inco Contracts has secured two contracts in Wales and the South West, the refurbishment of the former MCC Building in Cwmbran and the redevelopment of Units 2-6 at The Beeches in Bristol, taking the total value of work won by its Cardiff regional operation to more than £8 million since establishment in 2024; individual contract values are not disclosed.
Inco Contracts Limited (Companies House no. 07310210) is a privately owned refurbishment and fit-out contractor headquartered in Cannock, Staffordshire, incorporated in 2010 and led by joint managing directors David Cotterill and Sam Norton following a management buyout in 2020. The company reported £60 million in annual revenues as of November 2025, reflecting rapid post-MBO growth.
It operates regional offices in Cardiff, Stevenage, Warrington and Cannock, delivering commercial and industrial refurbishment, heritage conservation and mechanical and electrical services across the UK. The Cardiff and South West operation, established at St Mellons in 2024, employs seven directly including two apprentices enrolled on four-year Quantity Surveying and Project Management courses with Business Wales grant support.
The structural driver is a tested regional expansion playbook. The Inco model, establish a local base, deliver initial projects safely and on budget, build a specialist sub-contractor network, then scale, is disciplined, and the two-year Cardiff milestone with no reportable accidents and £8 million in secured work is evidence of execution as designed. The contractors' challenge in entering a new regional market is not capability but credibility: clients in Wales and the South West have established contractor relationships and require confidence in local supply chain management before committing complex projects. The MCC Building and Bristol Beeches contracts, both described as complex projects requiring supply chain flexibility, represent the work that can only be secured once that credibility has been demonstrated.
The Business Wales apprenticeship dimension is commercially rational beyond its social value framing: Inco's two apprentices in Quantity Surveying and Project Management are being trained in the specific disciplines that constrain growth in regional construction, where estimating and project oversight capacity is consistently the binding constraint on the number of projects a contractor can simultaneously manage.
